Little Newbridge sits in a quiet residential setting close to Northam and within easy reach of Bideford, where shops, pubs and a pannier market line the riverside. The accommodation itself is arranged over the upper floor of the building, reached via a staircase from a ground-floor entrance hall.

That entrance hall holds a washing machine and fridge/freezer, along with space for boots and coats, plus an outside tap useful for cleaning muddy paws before heading upstairs. The first floor opens into a landing leading to an open-plan lounge, kitchen and dining area with exposed beams, a feature fireplace and rooftop views towards Bideford. A sofa bed in the lounge provides extra sleeping space, though this does not increase the property's stated capacity of four guests. The kitchen is fitted with an electric oven and hob, microwave, dishwasher, a fridge with ice compartment, an air fryer and a Tassimo coffee machine.

The two bedrooms comprise a king-size room with a television and its own en-suite wet room, shower and WC with underfloor heating, and a twin room with a Smart TV. A second wet room with shower, WC and underfloor heating serves this twin room. A travel cot and highchair can be requested in advance, with the highchair suitable for babies over six months.

Outside there is a garden area with garden furniture and a small pond, so supervision is advised for children and pets. Dogs must be kept on a lead in the garden, and up to two dogs are permitted with an additional charge. Off-road parking is available on site, and internet access is provided.
