This three-storey home sits directly on the seafront at Instow, sleeping six across three bedrooms. The super-king master enjoys estuary views towards Appledore and an en-suite bathroom with a freestanding bath and separate walk-in shower. A double bedroom on the split lower level has its own en-suite shower room and underfloor heating, while a twin bedroom also benefits from sea views. A further shower room with underfloor heating and a separate WC complete the sleeping arrangements, though these are not additional bathrooms.

Living space is arranged over several levels, starting with a cosy snug stocked with books and DVDs and a reading chair. The main lounge has comfortable seating, a wood burner with a first basket of logs provided in winter, and a 50-inch Smart TV. A separate dining room opens onto the rear courtyard through patio doors, and the kitchen is fitted with an electric oven and hob, a traditional Rayburn, a Smeg fridge freezer, dishwasher and a Lavazza pod coffee machine. A washing machine is also provided.

Below the main living floors, a basement games lounge offers a multi-games table with pool, air hockey and table football, along with a large TV and DVD player. This space suits older children and teenagers well, but taller adults should be aware of the restricted ceiling height. A travel cot and highchair are available for younger visitors, making the property practical for multigenerational groups.

Outside, a small enclosed patio to the rear provides a private spot for al fresco meals, with direct access from the kitchen and dining room, and there is further seating at the front of the property. Parking is not provided on site: a permit space lies around 400 yards away, with instructions given on arrival, and limited roadside parking is available nearby subject to availability. Wifi is included, and up to three dogs are welcome, with additional charges applying.
