High Beach Instow

High Beach sits in the heart of Instow, with the village's sandy beach, shop/deli, pubs and restaurants all within 500 metres on foot. The Tarka Trail runs nearby for walkers and cyclists, and Westward Ho! is around five miles away for water sports. Up to six guests and two well-behaved dogs are welcome, though dogs must stay downstairs and off the furniture.

Downstairs, a hallway with coat and shoe storage leads into a snug with Smart TV and then an open-plan kitchen, dining and living area. The corner sofa and wall-mounted Smart TV anchor the sitting space, while bifold doors open onto the south-facing garden. The kitchen is well equipped with an electric oven and hob, combined microwave/oven, dishwasher, air fryer and coffee machine; the adjoining utility room adds a washing machine, tumble dryer and Belfast sink. A separate WC completes the ground floor.

Three bedrooms are arranged upstairs. The king-size room has its own en-suite shower room with WC and a porthole window; the room looks out towards the estuary and sea beyond. The super-king zip-and-link room can be reconfigured as a twin on request, and the third room is a standard twin. A family bathroom with both a bath and a separate shower serves the remaining rooms. Smart TVs feature in the lounge, snug and two of the bedrooms.

The enclosed rear garden includes a covered patio with a large table and seating for meals in variable weather, a lawn with a table tennis table, a gas BBQ and garden furniture. The summer house contains a sofa, Smart TV, small pool table and games table. A hot tub and an outdoor hot shower with spray attachment complete the outside space. Two cars can be parked on site, with a garage for a small car also available, though the garage will not be available from January 2028. A travel cot and highchair are available on request.
