Edinburgh House is a duplex apartment formed from a converted 19th-century house, a 5 to 7-minute walk from Salcombe's waterfront, shops and restaurants. Arranged over two floors, it has uninterrupted views across the Salcombe Estuary towards Snapes Point and South Pool Creek, and the small passenger ferry to the beaches at East Portlemouth and Millbay runs from the harbour year round.

The ground floor holds a refurbished kitchen with an American-style fridge/freezer and integrated dishwasher, opening onto a bright breakfast area with a table for four and a sitting/dining room with panoramic views. A double bedroom and a bathroom with a rain-head shower are also on this level, reached from a side door with access to the garden and parking area.

Upstairs, a king-size bedroom and a twin room with its own hand basin share a shower room, bringing the total to three bedrooms sleeping 6. A first-floor balcony looks out over the water, and a tiered garden over four levels has stone terracing and furniture to the front of the house; young children should be supervised here given the slope.

Gas central heating serves the apartment, and the kitchen and living areas have a flat-screen TV, DAB radio and Wifi. Off-road parking is provided for one medium-sized car. No pets are permitted, and Edinburgh House is strictly no smoking throughout.
