This contemporary three-bedroom home sits on the edge of Yelland, close to Instow, and is arranged for straightforward family self-catering. It sleeps five across three bedrooms, making it suited to small families or groups rather than larger parties.

The kitchen/diner is fitted with an electric oven, gas hob, fridge/freezer, microwave, dishwasher, coffee machine and a washer/dryer, giving enough scope for full self-catered meals and morning coffee before heading out. The sitting room has a corner sofa and Smart TV for evenings in, along with a selection of board games. Upstairs, the master bedroom has a king-size bed and en-suite shower room; the second bedroom offers zip-and-link beds that can be made up as a king-size or twin on request; and the third is a single room. A family bathroom with shower over bath and a separate ground-floor cloakroom complete the layout.

To the rear, an enclosed garden with a paved patio and outdoor seating gives a private spot for meals or letting children play safely; there is an outdoor tap useful for rinsing off sand or muddy boots after the beach or the nearby Tarka Trail. No barbecue is provided, though guests may bring their own for use on the patio. Private off-road parking is available for two cars, and a small public play park sits just around the corner within the development.

A travel cot, highchair and stairgate can be provided on request, useful for families travelling with younger children. Wifi is available at the property. One dog is welcome, though bookings with a dog are only accepted from 18th September 2026 onwards, and additional charges may apply. Check-in is from 15:30 and check-out before 09:30.
