Tides At Instow

This detached house sits just behind the sand dunes at Instow, with a private gate from the garden leading directly onto the dunes and beach path as well as the Tarka Trail. Built in 2020, it sleeps eight across four first-floor bedrooms and is arranged with open-plan living downstairs alongside a separate sitting room and a snug.

The open-plan kitchen, dining and living space has a breakfast bar, induction hob, dishwasher, American-style fridge/freezer with ice machine, wine fridge and Nespresso machine, plus a utility room with washing machine, tumble dryer and a separate WC. A second sitting room offers a corner sofa and wall-mounted Smart TV, while the snug just off the kitchen has a games table, dartboard and table football, useful for keeping children entertained on wet afternoons.

Upstairs, two of the four bedrooms are super-king (one can be set up as twin beds on request), one is king-size, and the fourth has a single bed with a cabin bed suitable only for children under 16. One bedroom has an en-suite shower room, and there is a family bathroom with bath and separate shower along with the downstairs WC. Two of the bedrooms and three of the living spaces have Smart TVs.

Outside, the enclosed lawned garden has a patio with seating, a gas barbecue, an outdoor hot shower for rinsing off sand, and a private hot tub with towels provided. A shed stores bikes, wetsuits and boards. Off-road parking is available for two cars, with an electric vehicle charging point on site. Up to three dogs are welcome, with additional charges possible, and the property has internet access throughout.
