This four-bedroom holiday home in Instow sleeps a maximum of 6 adults and 2 children, with an open-plan lounge, kitchen and dining space that opens onto the rear garden. A separate snug off the dining area gives children or adults somewhere quieter, fitted with a small pool table, dartboard and a Smart TV, useful if the main living space is being used for something else.

Upstairs, the master bedroom has a king-size bed, built-in wardrobes, an en suite shower room and its own small balcony overlooking the dunes towards the estuary. A second king-size room, a twin room with a zip-and-link bed that can be converted to super-king on request, and a fourth bedroom with a single bed and cabin bed round out the sleeping arrangements; note that the single and cabin beds are suitable only for children under 16. A family bathroom with bath, separate shower and WC, plus a downstairs WC, serve the household.

The kitchen is fitted with an electric oven, induction hob, microwave, fridge/freezer and dishwasher, while a separate utility room houses the washing machine, tumble dryer, a Nespresso machine and a wine cooler. Outside, the enclosed rear garden has a dining table and chairs under an electric awning, a brick-built barbecue stand, an outdoor hot shower and a private hot tub set under a pergola. A secure lockable shed is available for bikes, surfboards or kayaks, and a first-floor balcony offers a further spot to sit.

Off-road parking is provided for two cars, with electric vehicle charging on site and additional parking available in the adjacent public car park. Up to three dogs are welcome, though additional charges may apply. Wifi is available, and a travel cot and highchair can be provided on request. Guests can walk into the village for shops, pubs and cafés, and the property is decorated for Christmas over the festive period.
