Highfield - Instow

Sitting above Instow on the North Devon coast, Highfield accommodates eight guests across four bedrooms and three bathrooms spread over three floors. Two zip-and-link super-king rooms can be made into twins on request at the time of booking, and two further king-size rooms complete the sleeping arrangements. The top-floor loft bedroom, with its exposed beams, sits at the highest point of the house and catches the widest views across the estuary and towards Exmoor.

The ground floor is built around an open-plan kitchen, living and dining area anchored by a wood burner and a traditional AGA alongside an electric oven, dishwasher, coffee machine and a kitchen island. A separate utility room houses a washing machine and tumble dryer. The oak-beamed conservatory has its own wood burner and Smart TV, making it a practical second living space on cooler evenings. A dedicated games room with table tennis and table football sits on this level, as does a wet room with a rainfall shower.

The middle floor carries three bedrooms, one with a private en-suite shower room and WC, and a family bathroom with a free-standing bath and WC. A highchair and travel cot are available on request. Up to two dogs are welcome, though additional charges may apply. Parking for four cars is available on the private driveway.

Enclosed lawns wrap around the property, bounded by stock fencing, estate fencing and Devon banks. A private hot tub, a charcoal BBQ and an outdoor seating area sit within the garden, along with a small pond on the lower side. The beach, shops and pubs are within 1.5 miles, and the traffic-free Tarka Trail passes through the village. Arrival is from 16:00; departure by 10:00.
