The Dunes

Completed in 2024, this reverse-level house in Instow sleeps eight across four bedrooms on the ground floor, with the main living spaces arranged above to make the most of estuary views. Off-road parking for between two and four cars sits at the front, alongside a 7kW electric vehicle charging point included in the stay.

All four bedrooms have Smart TVs. The super-king and king rooms each have an en-suite shower room with WC. The two zip-and-link twins can be converted to super-kings if requested at the time of booking, and a family bathroom with a freestanding bath, separate shower and WC completes the ground floor. A mid-floor utility room holds a washing machine and tumble dryer alongside a separate WC. The open-plan kitchen is equipped with two electric ovens, an induction hob, wine cooler and dishwasher. At entry level, a games room contains a 2-in-1 pool and table tennis table. Travel cot, highchair and stairgate are available on request, and two dogs are welcome, though additional charges may apply.

The kitchen-diner opens through bi-folding doors onto a Juliette balcony with views across rooftops to the estuary. A large Smart TV and living flame fire anchor the lounge end of the open-plan space, while a kitchen island with stools gives a more relaxed spot for informal meals. On the top floor, a snug with natural light works well as a quieter reading or evening retreat.

Outside, a wrap-around enclosed garden has a sloping lawn leading to a large private patio. The hot tub, gas BBQ and garden furniture are all sited on the patio, and an outdoor hot shower is handy for rinsing wetsuits or sandy paws. A storage shed accommodates bikes, surfboards and wetsuits. The beach is around half a mile away. No smoking indoors.
