Orchard Meadow Cottage

Orchard Meadow Cottage is a converted barn on a working farm in an East Devon valley, sleeping six across three bedrooms. One king-size bedroom sits on the ground floor with its own en-suite shower and WC. A second king-size room lies a few steps below the main living area and is served by a separate bathroom containing a free-standing dual-ended tub and WC. The twin bedroom, set into the eaves with some restricted head height, has its own en-suite shower and WC. A further separate WC near the entrance completes the arrangement. As the only holiday cottage on the farm, no other guests share your space or parking.

The vaulted open-plan kitchen, dining and sitting room is the heart of the property. A range-style gas cooker with electric ovens, a fridge-freezer and a filter coffee machine equip the kitchen, while a six-seater oak table handles meals. A wood burner warms the sitting area, with a first basket of logs included from October to Easter, and French doors open directly onto the garden. The utility room near the entrance holds a washing machine and microwave alongside space for boots, coats and dogs. Fibre broadband at 100 Mbps and a Smart TV with DVD player are also provided.

The stone-walled rear garden has lawn, furniture and a charcoal BBQ with open countryside views. The walls reach roughly one metre with no fence above, so young children and dogs need supervision there. At the front, a picnic bench and private off-road parking for three cars sit beside an open orchard with fruit trees and an unfenced pond; guests are specifically asked to take care near it. Up to two dogs are welcome, though additional charges may apply, and dog beds, towels and throws should be brought from home.

Colyton is within a mile, putting a shop and pub in easy reach, with the coast around four miles away. On the farm itself, guests can feed lambs, collect eggs and watch milking from a dedicated viewing gallery. A highchair and travel cot are both available on request.
