Linden Lea

Linden Lea is a four-bedroom detached house in Newton Ferrers, close to the Yealm estuary in the South Devon AONB. It sleeps 8 and is reached via a number of external steps, so care is worth taking in wet weather, especially with children or elderly guests.

A sitting room with a gas fire and Smart TV opens through to a fully-equipped kitchen, utility room and dining room. Gas central heating covers the house, and the kitchen has an electric oven, a 5-ring gas hob, a Neff dishwasher and a washing machine. Two Smart TVs come with a Netflix account, plus WiFi and a DAB radio.

The ground-floor bedroom is a super king-size with its own access onto the decking and garden. Upstairs are a king-size room with a balcony, a further king-size room and a twin, sharing a bathroom with a bath, walk-in shower and heated towel rail; a separate cloakroom is on the ground floor.

The south-facing front garden has a lawn and a decked area with furniture, looking towards the estuary and river, and a walled rear garden adds a second, enclosed lawn. Parking for one car is provided on the private no-through road, with additional parking available outside the church opposite when free.

No pets are allowed and the house is strictly no smoking. Stag, hen and similar parties are not accepted. The shop is about 0.1 miles away, the pub 0.2 miles, and the beach 1.9 miles, with Newton Ferrers post office, chemist, butcher and general store all close by.
