Leys At Valley View Farm

Leys at Valley View Farm is a barn conversion in the village of Uplyme, with a double-height living, dining and kitchen area warmed by a wood-burning stove and lit by large windows. Three of the four bedrooms sit on the ground floor, each with its own en-suite, and the house sleeps 8.

On the ground floor: a super king-size room with an en-suite shower, hand basin and WC; a second super king-size room with an en-suite wet room and walk-in shower; and a twin room with its own en-suite shower. All three beds can also be split into twin singles on request. A galleried walkway leads up to the fourth bedroom, a large twin room (or super king) with its own sitting area and TV, served by a bathroom with a P-shaped bath and shower over.

Underfloor heating covers the ground floor, with electric heating in the three downstairs bedrooms. The kitchen has an electric oven and hob, and the utility room adds a washing machine, tumble dryer, dishwasher, fridge and freezer alongside its own hand basin and WC. Outside, a patio area with table, chairs and a barbecue sits at the front, with a separate courtyard for more sheltered alfresco meals and a lockable stable for bike storage.

Off-road parking covers up to 4 cars, and a games room in a separate undercover barn holds table football, skittles, a pool table and table tennis. Two cots and two highchairs are available on request, along with a child booster seat, child toilet seat and stair gate. The farm's wildlife area has a pond that is deep in parts, so children must be supervised there at all times. Leys does not take pets, and smoking is not permitted.
