Jams

Jams is a two-storey barn conversion in the heart of Lympstone, close to the village's train station and a short walk from the shop, cafe and pubs on the Exeter to Exmouth cycle route. The living/dining room holds two sofas, a Smart TV and a dining table that seats four, and patio doors open onto an enclosed patio garden with furniture for meals outside.

Upstairs, the two bedrooms come with solar-powered electric blinds: a super king-size that can convert to a twin on request, and a king-size. Both share a single bathroom with a bath for soaking, a separate walk-in shower, basin and WC. The property sleeps 4 in total, and a travel cot and highchair are available on request for younger guests.

The kitchen has an oven, hob, microwave, fridge/freezer, washing machine and dishwasher, and WiFi covers the property throughout. Heating is underfloor on the ground floor and via radiators upstairs, with fuel, power, bed linen and towels all included in the rent.

There is no on-site parking, though a public car park sits 350 metres away, and the shop is 0.2 miles and the pub 0.1 miles from the door, with a lake 0.7 miles off and a river 0.5 miles away. Jams does not accept pets, and smoking is not permitted anywhere on the property. A returnable housekeeping bond applies to every booking.
