In a row of four houses around 500 metres from the beach and Coast Path in Exmouth, this smart townhouse spans three storeys. The front door opens into a hall leading to a sitting room with leather sofas, a TV and an electric fire, and a kitchen with a couple of steps up to the dining area.

The two first-floor bedrooms are both king-size doubles sharing a bathroom with a bath, separate shower, basin and WC. The second-floor double bedroom has a glimpse of the coast and its own shower room. There's also a ground-floor WC.

The kitchen has a microwave, fridge-freezer, washing machine and dishwasher, and the sitting room has a Smart TV with WiFi. Central heating runs alongside the electric fires, with fuel and power included in the rent. A cot and highchair are available on request, and the enclosed garden at the back has space for barbecues plus covered storage for bikes and beach gear.

2 Carlton Mews does not accept pets, and smoking is not permitted. Off-road parking is provided for two cars, though vehicles must be no longer than 5 metres, which rules out large SUVs, pick-ups and camper vans. A returnable bond applies.

Exmouth itself has shops, pubs, a cinema and a theatre, along with a long sandy beach set up for sailing, windsurfing and bird watching, and the Coast Path runs right along the shore. Cycle tracks lead from the house to the city of Exeter, or across the water on the ferry to Starcross, and Dartmoor is within reach for a day out inland.
