12 The Gardens sits on the 350-acre Rousdon estate on the East Devon and Dorset border, a three-bedroom holiday home with sea glimpses and flexible sleeping for up to 6 guests. The sitting room opens through patio doors and includes a separate snug for quieter moments, with a Smart TV and a shelf of books for evenings in.

Upstairs, the king-size bedroom and the double bedroom each have their own en suite shower room, and the family room combines a double and a single bed for children or an older guest. A separate bathroom with a free-standing bath and handheld shower, plus a ground-floor cloakroom, cover the rest of the household.

The kitchen/diner is fitted with an electric oven, gas hob, microwave, fridge/freezer, washing machine, tumble dryer and dishwasher, and gas central heating runs throughout. A rear garden with lawn, patio and furniture catches the afternoon sun for outdoor meals, and a welcome hamper of milk, tea and local produce awaits on arrival.

Off-road parking is provided for 2 cars with an EV charging point, and WiFi covers the whole house, useful given mobile reception can be patchy on this rural estate. No pets are permitted and the property is no smoking throughout.
