This three-storey property in Instow sleeps up to ten across five bedrooms, making it suited to a large family gathering or several couples sharing. A gated entrance leads down external steps to the front door and into an entrance hall with space for coats and shoes before the layout opens out across three floors.

The ground floor is arranged around a large lounge, kitchen and dining space lit by three sets of French doors that open onto a terrace with estuary views. The kitchen has a range-style cooker with gas hob, electric double ovens, dishwasher, microwave, fridge and coffee machine, while a separate utility room holds the washing machine, tumble dryer and a second fridge/freezer. A wet room and a separate WC complete this level, and underfloor heating runs throughout the ground floor.

Upstairs, the first floor holds two double bedrooms each with an en-suite shower room, a super-king zip-and-link bedroom that can be made up as a twin on request, and a family bathroom. The second floor adds two more bedrooms tucked into the eaves with low, sloping ceilings in both en-suites: a double with a free-standing bath and shower attachment, and a further super-king zip-and-link room with an en-suite wet room and WC.

Outside, steps lead down to an enclosed rear garden with a terrace, garden furniture, a barbecue and a fire pit. Private parking for two cars is available opposite the property, and internet access is provided. A travel cot and highchair can be requested for younger guests, and up to two dogs are welcome, with additional charges possible. Shops, pubs and the beach are close by.
