Instow The Dunes

Sitting less than 50 metres from the beach in Instow, The Dunes is a reverse-level house sleeping up to 10 guests across four bedrooms, all located on the ground floor. The king-size bedroom has an en-suite shower room and French doors opening onto the rear garden. A family bathroom with freestanding bath, separate walk-in shower and WC serves the double and twin rooms, while a bunk room with two sets of bunk beds suits younger guests well. A separate WC is also available, and quality bed linen and towels are provided throughout.

The first floor is open-plan, with vaulted ceilings and a picture window looking out across the dunes and water towards Appledore. A wood-burning stove is the focal point of the lounge-dining area and is available from 1 October to 31 March. A 50-inch Smart TV with soundbar and integrated Bose and Bang & Olufsen speakers serve both the lounge and kitchen. The well-specified kitchen includes a gas hob, double electric oven, dishwasher, full-height fridge, freezer in the pantry, and a Nespresso machine. A large island seats five. Two sliding doors lead to separate balconies, one with bar stools for evening drinks, the other a quieter spot for breakfast.

Downstairs, a games room with table tennis, table football and a treadmill adds flexibility for larger groups. A snug with books, board games and a second Smart TV offers a quieter retreat. The utility room holds a washing machine and tumble dryer. A travel cot and highchair are available, and up to two dogs are welcome, with bespoke pet-washing points in the garden.

The enclosed rear garden is sheltered and fitted with a 6-8 person hot tub with spa towels provided, along with garden furniture for the full party. Professional outdoor lighting extends use into the evening. The private driveway on a quiet road accommodates up to four cars, and electric vehicle charging is on site. Pubs, a deli and a café are within 50 metres, and the beach is similarly close.
