Higher Wadden Farm

Higher Wadden Farm is a Grade II listed thatched house in Southleigh, around 2.4 miles from Colyton in the Blackdown Hills Area of Outstanding Natural Beauty. It sleeps up to 10 across four bedrooms, including two extra places on a futon in the super-king-size en-suite room, and has off-road parking for 4 cars. Up to three well-behaved dogs are welcome, for an extra charge per dog.

Downstairs, a tiled utility room leads into the kitchen with an AGA and electric oven, then on to a dining room, a large sitting room and a snug with a Smart TV; there's also a games room and a mezzanine study. There are steps throughout the house, and the two ornamental woodburning stoves are for decoration only rather than for lighting fires.

Upstairs, three king-size bedrooms sit alongside a super-king-size room with a TV, a futon and an en-suite bath, walk-in shower, double basin and WC. A second bathroom has a bath and a walk-in shower, and there's a separate cloakroom with a basin and WC downstairs.

The kitchen has a fridge, freezer, microwave, washing machine, tumble dryer and slimline dishwasher, and WiFi covers the house. Outside, the garden has a picnic bench and a gas barbecue with views over the Blackdown Hills. Smoking is not permitted, and no stag or hen parties are accepted.
