This cottage sits in the centre of Kingswear, reached by climbing 32 steps up from the road, a route that leads to a house with views across the river towards Dartmouth. Because of this approach, the property is unsuitable for young children, and there is no lift or step-free access to consider for anyone with mobility needs.

Inside, a hallway with coat hooks and boot storage opens to a lounge with two sofas set before an Edwardian fireplace no longer in use, plus a bay window looking out over the water. The open-plan dining room seats six at a glass table, and the kitchen to the rear is fitted with wooden work surfaces, a four-ring electric induction hob, electric oven, fridge/freezer, dishwasher and washing machine. A smart TV with Netflix and Disney+ is provided in the lounge.

Upstairs are three bedrooms sleeping five: two king-size rooms and one single. The front king-size room has river views and its own en-suite shower room, while the second king-size room opens onto the rear garden via patio doors. A family bathroom with bath, separate shower cubicle and WC serves the remaining bedrooms.

Outside space has been arranged across several levels to make the most of the setting. A large front deck holds a wooden table and gas BBQ with seating for six, while the rear garden has steps up to a further deck with table and chairs, and on to a sunroom cabin fitted with power, lighting and bi-fold doors. Parking is limited to on-street spaces or a permit for nearby Darthaven Marina, roughly a five-minute walk, and car details must be supplied at least ten days before arrival. A shop and pub are close by, and no dogs are permitted.
