1 Old Farm Court

1 Old Farm Court is a single-storey cottage in Barnstaple, a short drive from Barnstaple town centre and Instow, home to a harbour and a large sandy beach. The property sleeps 4 across two bedrooms and one bathroom, with a sitting room warmed by a stone feature fireplace.

The kitchen/diner is fitted for cooking together, with a dining table for meals in, and the bathroom has a bath with a shower over. Both bedrooms offer storage space: a super-king-size room that can be set up as a twin on request, and a king-size room, each with wallpapered walls.

The kitchen has an electric oven and hob, a microwave, a fridge/freezer, a washing machine and a dishwasher, and a TV with WiFi covers evenings in. Oil central heating runs through the property, with fuel and power, bed linen and towels all included in the rent. No business or working bookings are accepted here. Guests are welcome to relax in the sitting room beside the fireplace with a cup of tea.

1 Old Farm Court does not accept pets, and smoking is not permitted. The enclosed rear garden has a lawn, a patio and furniture, though there is a drop at the top level, so children need supervision. Off-road parking is provided for one car or vehicle no bigger than a small van. The shop is 0.8 miles away, and the pub and river are both 0.9 miles, with Barnstaple's shops, restaurants and museum a short distance further.
