The Cottage sits on Clarence Hill in Dartmouth, a narrow lane with a 6-foot width restriction, just minutes from the River Dart and the town's waterfront, shops and restaurants. The property sleeps 5 across three bedrooms on three floors.

Entry is on the middle floor, where a staircase leads up to a king-size en-suite bedroom with a stone-tiled shower room and a bay window looking towards the River Dart, and a single bedroom. Also on the middle floor is a family bathroom with a separate bath and shower, and a third bedroom that can split into two singles on request, with its own bay-window seating area.

The kitchen and dining area sit on the lower ground floor, with a large breakfast bar and a living area furnished with a sofa and chairs. Double doors lead out to a rear courtyard terrace with a table and chairs, a spot for breakfast or an evening drink.

The kitchen has an oven, fridge with ice box, washer dryer, dishwasher and microwave, and there's a CD/radio/MP3 player and TV with Freeview and DVD player in the sitting area. Heating is gas-fired, and WiFi covers the property. No pets are allowed and it is strictly no smoking, with beach towels, tea towels and oven gloves not supplied.
