The twin bedroom is to the left of the hall next to the family shower room, which has a walk-in shower and WC, while the double bedroom is opposite. Underfloor heating runs throughout, and with everything on one level there are no stairs between rooms. No dogs are permitted.

The lounge and dining area is arranged to make the most of far-reaching views, with French doors opening onto a private elevated deck furnished for outdoor dining. The kitchen is fully equipped with an electric oven and hob, microwave, fridge, dishwasher, and washing machine, so self-catering is straightforward from the first evening. A television and a selection of board games round out the indoor options.

Private parking accommodates two cars. Shared on-site facilities include a lawned garden, a picnic area by the water, and a carp lake available to guests who hold a fishing licence and use barbless hooks. The nearest pub or restaurant is roughly 1.5 miles away, and a shop is around 4 miles distant.

Upottery village is about 1.5 miles from the property, and the market town of Honiton is around 6 miles away. Rural footpaths from the farm wind through the Otter Valley and across the surrounding national landscape, making this a practical base for walkers. The nearest beach is approximately 16.5 miles, with the Jurassic Coast resorts of Seaton and Lyme Regis reachable for coastal walking and fossil hunting.
