Northleigh

This wing of a large country house sits within walking distance of Chulmleigh village centre, where two pubs and small shops are within a mile. Footpaths and bridle paths lead through woodland to the river in under a mile, a horse-riding stables adjoins the property, and the village has a short golf course and a tennis court with free use available.

The kitchen-diner is fitted with quartz worktops, an island unit, electric oven, induction hob, integrated combi microwave, large fridge-freezer, wine fridge and dishwasher, with a large farmhouse table and French doors to the garden. The lounge has high ceilings, original coving and corbels, a feature fireplace, smart TV, Amazon Alexa and Wii console. A utility room off the entrance holds a washer-dryer, and a downstairs WC serves the ground floor. Upstairs via a winding staircase are four bedrooms: a super-king with garden views and an en-suite shower and WC; two super-king zip-and-link rooms (one with garden views, one with courtyard views) that convert to twins on request; and a king-size with an en-suite shower and WC. The family bathroom has a whirlpool bath, separate shower and WC. Underfloor heating runs throughout.

The large enclosed garden has a patio with garden furniture, a wood fire pit with logs and fire lighters provided, and a private hot tub just outside the kitchen doors. Note that the hot tub may not be ready until the morning after arrival. Off-road parking fits up to four small cars. Three dogs are welcome but not permitted upstairs; a stairgate is provided and additional charges may apply. Group, hen and stag parties are not accepted.
