Linney Cottage

Linney Cottage stands in Dittisham, a village on the River Dart around 3.5 miles from Dartmouth, converted along with its terraced neighbours from a 300-year-old barn. The hall leads to two ground-floor bedrooms, a twin and a single, sharing a family bathroom, before stairs rise to a light, airy sitting room with a dining area, French windows and river views.

From the sitting room, the French windows open onto steps down to the garden, and the kitchen below is well equipped with a microwave, fridge-freezer, dishwasher, washing machine and air fryer alongside a Smart TV with DVD. A further flight of stairs leads to a king-size double with its own en-suite bathroom, bath, shower over and more river views.

Outside, 11 steps lead down to an enclosed private garden with furniture, opening onto shared grounds beyond. Off-road parking is provided for two cars in a reserved space, and electric car charging is strictly forbidden. The cottage is best suited to a maximum of 4 adults.

One well-behaved medium-sized dog is welcome, though not during school holidays, and a second dog may be possible by arrangement; the cottage is not suitable for large dogs. No smoking is permitted. A pub is under a mile away, and a local shop nearby keeps morning hours, open from 8am until midday on the days it trades.
