This waterfront property sits above the River Dart and sleeps up to four guests across two bedrooms. It is reached via an external flight of steps, so it suits guests comfortable with stairs rather than those needing level access.

The open-plan lounge, kitchen and dining area forms the heart of the property, with an electric hob and oven, fridge/freezer, dishwasher and microwave in the kitchen, and a washing machine in a separate utility room. A wood burner sits in the lounge for cooler evenings, though logs are not included, and there is a Smart TV, DVD player and Alexa speaker. A travel cot and highchair are available on request, which suits families with younger children.

Bedrooms comprise one king-size and one twin room that can be zipped and linked into a king-size bed if requested in advance, both with ample storage. There are two separate bathrooms: one with a bath, separate shower and WC, and a second shower room with its own WC. An arched doorway from the living area opens onto a stone terrace furnished with garden furniture and overlooking the water, though families should keep children away from the low wall at the terrace edge, which backs directly onto the river.

Dartmouth town centre is around half a mile away, with a shop and pub at the same distance and the nearest car park also half a mile from the property; a parking permit is provided but there is no on-site parking. Wifi is available at the property. Up to two dogs can stay, with additional charges applying, and guests should bring their own beach towels, as the beach lies roughly three miles away.
