Berry Barn

Berry Barn is a six-bedroom property near Hartland that sleeps twelve across an upside-down layout designed to capture sweeping ocean views from the main living floor. A wide hallway with space for coats and shoes sits at the entrance level alongside a utility area, before an impressive staircase leads up to the open-plan kitchen, lounge and dining area. The super-king-size bedroom on this upper floor has a freestanding bath, separate shower and WC. Five further bedrooms occupy the lower floor, three with en-suite shower rooms and one family shower room between the remainder; the mix of three king-size, one double and one twin suits varied group configurations.

The kitchen is equipped with an electric oven and induction hob, fridge-freezer, drinks fridge, microwave and dishwasher, with a long dining table seating the full group. Smart TV in the lounge and hairdryers throughout cover the everyday practicalities, while the utility room holds a washing machine and tumble dryer. A dedicated yoga studio leads off the hallway with its own direct outdoor access, giving the barn a calming, practical space beyond the main living area.

Outside, a front patio terrace holds outdoor seating and a private hot tub, with a fire pit also on site. The rear has an enclosed lawned garden with a patio and raised decking where countryside and sea vistas, including views towards Lundy, are visible. A separate wild garden with its own seating area provides a quieter spot. Six cars fit in the private off-road parking.

The South West Coast Path is 1.5 miles away and the nearest beach one mile. Hartland village with its shops and pubs is two miles distant. Two dogs are welcome, though additional charges may apply. The owners do not accept hen or stag parties. Arrival is from 15:00 and departure before 10:00.
