This Grade II-listed barn conversion stands on a hillside in an Area of Outstanding Natural Beauty near Berrynarbor, within easy reach of North Devon's beaches and coastal towns. Both bedrooms are on the ground floor: one with a super-king bed, the other with twin zip-and-link beds that can be made into a super-king on request when booking. Each bedroom has an en-suite bathroom. The super-king room's en-suite includes a roll-top bath, separate shower and WC, reached via three steps down; the second en-suite has a shower and WC.

The open-plan first-floor living space has vaulted ceilings, oak beams and large skylights. A wood burner with a starter pack of kindling and logs provides warmth in the sitting area. The kitchen includes an electric oven, induction hob, integrated dishwasher, microwave and Ninja Air Fryer. A ground-floor laundry area contains a washing machine and tumble dryer, and air source underfloor heating runs throughout.

Outside, a patio with garden furniture and a BBQ leads to a small lawn and gives access to a meadow and dog walking field. Undercover storage is available for bikes and surfboards. Parking for two cars is included; garage parking is also available on request at no extra charge, and further space may be requested. One free EV charging point is on site. A stream runs within the grounds, so care should be taken with small children.

Up to one dog is welcome by prior request and additional charges may apply; dogs must be kept on a lead outside due to livestock in the surrounding fields. A travel cot and highchair are available on request. Beach, pub and shop are 2 miles away. Arrival from 16:00, departure before 10:00.
