Little Oak Cottage - Devon

Little Oak Cottage sits in Newton Tracey, on the main road between Torrington and Barnstaple, with Instow beach and Barnstaple both within easy reach by car. A village pub is within walking distance, and Barnstaple, four miles off, has shops, a theatre and a swimming pool for days when the beach doesn't appeal.

An oak porch leads into an entrance hallway with oak beams running through the ground floor. To one side is a kitchen/diner fitted with a range oven and hob, microwave, fridge, freezer, dishwasher and washer/dryer, with French doors opening onto the garden. To the other side is a lounge with a Smart TV, comfortable seating and a wood burner, its own set of French doors giving access to the garden, plus a separate WC completing the ground floor.

Upstairs, the king-size bedroom has a TV and an en suite shower room with WC, while the twin room, which overlooks the village toward the church and can be arranged as a super-king on request, has a TV and an en suite bathroom with shower over bath and WC. The cottage sleeps four across these two bedrooms.

Outside, the enclosed garden combines a small lawn and patio area with a private hot tub, reached directly from either set of French doors. Off-road parking is available for two cars. Wi-Fi is included throughout, along with underfloor heating and the first basket of logs for the wood burner. A travel cot and highchair can be provided, and one dog is welcome, with additional charges possibly applying.
