Heddon Valley Farmhouse sits down a half-mile track into forestry within Exmoor National Park, near Parracombe and Combe Martin. The property sleeps eight across four bedrooms and is reached via a narrow private lane with speedbumps, with parking for up to three cars on site.

Inside, a porch leads through to a kitchen/diner equipped with an electric AGA, hob, microwave, fridge/freezer, wine cooler, dishwasher and washing machine, with a dining table seating all guests. A conservatory off this space offers a quieter spot, and a lobby connects through to the lounge/diner, where a wood burner (first basket of logs included, more available at extra cost) and Smart TV sit alongside space for a games night. A downstairs WC completes this floor.

Upstairs, the master bedroom has a super-king-size bed and Juliette balcony, the second bedroom a king-size bed with Smart TV, and a bunk room offers single beds made up with double duvets. The fourth bedroom, reached via a separate staircase, has a super-king-size bed convertible to a twin on request. Two family bathrooms on this floor each have a bath, separate shower and WC.

From the lounge, guests have direct access to a private indoor swimming pool (25-28 degrees) with hot tub, changing facilities and shower, reserved solely for this booking. Outside, a three-tiered riverside garden includes an enclosed patio with outdoor furniture, a charcoal BBQ (charcoal not supplied) and a pizza oven (kindling and small logs only, not provided). A travel cot and highchair are available. Wifi and phone signal can be intermittent given the rural location, and electric vehicle charging is not permitted. Dogs are restricted to the kitchen and conservatory, though access to the lounge may be arranged with the caretaker; up to two dogs are allowed with additional charges.
