Eco barn conversion near Barnstaple with a hot tub and enclosed garden

Varley Lodge is a renovated barn conversion in the village of Prixford, on a working farm a short drive from Barnstaple. It uses a ground-source heat recovery system for its underfloor heating and collects rainwater, and it sleeps 6 across three bedrooms and two bathrooms. First-floor ceilings are low in places, worth knowing if anyone in your group is tall.

The king-size bedroom has its own en-suite shower, basin, heated towel rail and WC, while the super-king-size room can be made up as a twin on request. A twin room completes the layout, and a family bathroom with a bath and separate shower serves the rest of the house. A ground-floor cloakroom adds a second WC.

The kitchen/diner has granite worktops, a range cooker, gas hob and dishwasher, and the sitting room is built around a woodburning stove. A first-floor snug offers a quieter spot to read or watch TV. Outside, the enclosed garden has a lawn, patio and furniture for barbecues, plus a hot tub for evenings under the stars.

Off-road parking is provided for up to four cars. No pets are allowed and the property is strictly no smoking. Check-in is from 4pm, and the nearest shop is 2.4 miles away with the nearest pub 1.8 miles.
