Linham Barn

Linham Barn is a Grade II listed barn conversion in the village of West Alvington, near Kingsbridge at the head of the Kingsbridge Estuary. A spiral staircase climbs to the first floor, and the property sits in its own garden with mature trees and a brook along the back boundary, which is unfenced so children need watching. The house sleeps 16 across seven bedrooms in the main house and a separate annexe, with five bathrooms in total.

The main house holds five bedrooms: a ground-floor king-size double, a first-floor master with en-suite shower, two further king-size doubles, and a family room with two sets of children's bunks. A cloakroom and utility room also sit on the ground floor. The annexe has its own open-plan kitchen, living and dining area plus two further en-suite bedrooms, one twin and one king-size, sleeping four more guests.

A sitting room and a garden room each have a wood-burning stove, and the sitting room has a Smart TV. The kitchen is fitted with a gas range cooker, electric oven, gas hob, dishwasher, washing machine, tumble dryer and a coffee machine, with a large dining table for group meals. The games room has table tennis, a pool table and a football table, and there is a cot and high chair at the property for younger guests.

Outside, the garden has a patio and ample off-road parking. Two well-behaved dogs are welcome, though only in the main house, not the annexe. The property suits up to 12 adults and 4 children in total, smoking is not permitted inside, and stag and hen parties are not accepted. Kingsbridge itself offers independent shops, cafes, pubs and restaurants, plus a summer ferry to Salcombe.
