The Old Stables At Luppincott

The Old Stables at Luppincott sits near Yarnscombe, close to Barnstaple, and is entered through a small cobbled yard leading into a large open-plan kitchen and dining area. The kitchen is equipped with an electric oven and hob, an air fryer, microwave, fridge/freezer, dishwasher, washing machine and tumble dryer, with a breakfast bar for casual meals and a dining table suited to family gatherings.

A step down leads to a split-level lounge with an open-tread staircase, a wood burner and comfortable seating at each end, one area with a TV and the other suited to board games. A ground-floor twin bedroom on this level has its own television and en-suite shower room with WC. Upstairs are two further bedrooms with exposed beams and televisions: a king-size room with en-suite shower room, and a second king-size room with an additional single bed and its own en-suite shower room and WC. The property sleeps seven across the three bedrooms.

Outside, the cobbled courtyard by the kitchen is enclosed, and across the lane is a separate enclosed lawn area with a summer house and garden furniture, useful for children to play or for relaxing after a day out. Parking is provided on site for up to two cars, with a shared electric vehicle charging point available. A highchair and travel cot are supplied for younger guests, and bicycle storage is available for those wanting to explore the nearby Tarka Trail.

Underfloor heating on the ground floor is powered by an oil-filled boiler. Internet access is available throughout. Up to three dogs are welcome, though additional charges may apply. Local supermarkets in the area offer shopping delivery to the property, which is useful given the rural setting. Arrival is from 4pm and departure before 10am.
