Nethercott Manor

Nethercott Manor is a thatched property on a working cattle and sheep farm near Rose Ash, a few miles from the North Devon link road and well placed for Exmoor and the surrounding villages. The property sleeps 4 guests across two super-king-size bedrooms, both with zip-and-link beds that can be made up as twins on request. South Molton, 6 miles away, has a supermarket and shops; Bishops Nympton village shop is 3 miles distant.

The tiled hallway with its curved staircase leads to a farmhouse-style kitchen equipped with an Aga alongside a separate electric cooker and hob, a long dining table, American-style fridge freezer, dishwasher and coffee machine. A utility room with washer/dryer and butler sink adjoins a study area that doubles as a useful space for pets or a games setup for children. Patio doors in the west-facing living room open onto the garden, where the wood burner in an inglenook fireplace makes an appealing focal point on cooler evenings. Pets must remain on the ground floor.

Both bedrooms are upstairs: the first has an en-suite shower room with WC and a Smart TV; the second shares a family bathroom with bath and WC, with an additional separate WC on the landing. The enclosed lawn garden has a patio seating area and swing bench, and a gate leads through to farmland where guests can walk directly to a stream. Private parking takes up to 3 cars.

Up to 4 dogs are welcome at £40 per dog. The property includes a travel cot, highchair, fixed stairgate, Smart TVs throughout, towels and a first basket of logs for the wood burner. Internet access is available. Arrival is from 16:00; departure before 10:00.
