Lutson Barn

Lutson Barn sits on the Devon-Cornwall border near Sutcombe and sleeps up to 14 guests across six bedrooms, within a Dark Sky Reserve. A grand entrance hall with vaulted ceiling and polished concrete flooring connects the main living spaces. Floor-to-ceiling windows in the lounge bring in wide countryside views, while the kitchen and dining area seats the whole party beneath original exposed beams. Two dishwashers, an electric range oven, and an American-style fridge-freezer are provided; a utility room adds two washing machines, a tumble dryer, and extra refrigeration.

Ground-floor bedrooms include a super-king-size zip-and-link (convertible to twin on request) with en-suite shower room, a king-size with a wet room-style en-suite, and a quadruple with four single beds, freestanding bath, and wet room-style shower. A separate WC serves the entrance hall. On the first floor, two of the three bedrooms have en-suite shower rooms; the third super-king-size room is served by an adjacent separate bathroom with a hand-held shower over bath and a separate shower.

The fully enclosed, dog-proof garden has patio seating, a hot tub, and a fire pit for barbecuing. A private games barn, reached via five steps from the garden, contains a skittle alley, pool table, and football table. A swing, badminton set, and a football pitch with goals complete the outdoor offering. Underfloor heating covers the ground floor; Wi-Fi and ample private off-road parking are included.

The beach is approximately six miles away, with Bude and Holsworthy both within reach for shops and a weekly farmers market. Up to two well-behaved dogs are welcome; additional charges may apply. A private chef can be arranged through the owner after booking. Arrival is from 17:00 and departure before 10:00.
