The property sleeps five and welcomes one dog, making it a practical choice for a small family or group wanting a rural base with easy access to both coast and city.

Inside, the ground floor opens into a sitting room with a wood burner and TV, followed by an open-plan kitchen and dining area with exposed ceiling beams and a farmhouse table. The kitchen is equipped with an electric range cooker, fridge, freezer, microwave, coffee machine and dishwasher, and a separate utility room houses a washer/dryer. Upstairs, the double bedroom has high ceilings and exposed beams; the second room contains three single beds and a characterful low window. One bathroom with a bath, separate shower cubicle and WC serves both bedrooms, and there is an additional separate WC.

The back door from the kitchen leads onto a decked terrace and a gently sloping enclosed lawn with views across a fishing lake and the hillside beyond. Private parking is available for two cars. A travel cot, highchair and stairgate are available on request, and one dog is permitted with possible additional charges.

RSPB Exminster and Powderham Marshes are around a mile from the property, popular with birdwatchers tracking geese, ducks and waders across the estuary landscape. Exeter, approximately five miles away, has a broad range of shops, restaurants and the Gothic cathedral. Arrival is from 16:00 and departure by 10:00.
