Hilltown Farm - Rooks Nest

This barn conversion sits on the owner's farm near Mariansleigh, three miles from South Molton. The property accommodates 6 guests across three bedrooms and two bathrooms. The layout is upside-down, with the main living space upstairs accessed via external steps and all three bedrooms on the ground floor.

Upstairs, the open-plan lounge, kitchen and dining area combines comfortable sofas with a wood burner, a 50-inch smart TV and a well-equipped kitchen featuring a dishwasher, oven, hob, microwave, Nespresso machine and washer-dryer. The dining table seats six. Downstairs, the main bedroom has a super-king bed, a smart TV, French doors to the garden and an en-suite shower room with WC. The second bedroom also has a super-king bed with French doors and a TV. The third bedroom is a twin, also with a TV. A main bathroom with shower-over-bath and WC serves the remaining bedrooms.

Outside, an enclosed garden laid mainly to lawn includes a private hot tub, patio with seating and BBQ. A 6-acre field, completely enclosed with stock fencing, gives dogs room to run, and a walk to the lake is accessible from the farm. A shared children's play area sits opposite the cottages. The resident horses can be met under owner supervision.

Amenities include Wi-Fi, ample off-road parking and an EV charge point shared with an adjacent cottage at additional cost arranged directly with the owner. A travel cot and highchair are provided. The first basket of logs for the wood burner is included. Four dogs are welcome, and additional charges may apply.
