Armada House

Set directly on the beachfront at Instow, Armada House accommodates 18 guests across nine bedrooms split between a seven-bedroom main house and a self-contained two-bedroom rear annex, with a beach, pub and shop all within 100 yards. Six cars fit on the private gated off-road driveway to the front.

The ground floor of the main house centres on a large open-plan kitchen, dining and living area with bi-fold doors that bring in light and open the space to the outside. The kitchen runs to a double electric range with gas hobs, two dishwashers, two sinks, a microwave, fridge-freezer, undercounter fridge, coffee machine, wine fridge, washing machine and tumble dryer. A separate snug with an L-shaped sofa and wood burner (first basket of logs included) provides a quieter sitting room, and a third reception room suits board games or reading. A ground-floor shower room with WC and an additional separate WC complete the level. The first floor holds four bedrooms, two with en-suite shower rooms and a shared family bathroom; the second floor has three bedrooms, including a king-size room with a private balcony, en-suite and estuary views, plus a family bathroom with freestanding bath and separate shower.

The annex, reached across the enclosed rear garden, has its own open-plan lounge, kitchen and dining area for four, a king-size bedroom, a double bedroom and a family bathroom with shower over bath. It can operate independently, useful for guests wanting some separation from the main house. Up to three dogs are welcome, though they are not permitted upstairs; additional charges may apply.

The enclosed rear garden links the two buildings and holds a private hot tub, decked seating and a gas BBQ, with a lawn and further seating near the main house. The Instow Arms is directly next door; well-insulated walls limit most noise indoors, though occasional outdoor sound may carry. Travel cot and highchair are available on request. Arrival from 17:00, departure by 10:00.
