The Roundhouse Mill

This barn conversion near Brayford, close to Barnstaple, was originally a Gin Gang - the horse engine house that once powered the main threshing barn - and has been converted into an open-plan house for family and friends. The property sits on the edge of Exmoor National Park and sleeps up to ten guests across five bedrooms.

The ground floor holds two bedrooms with super-king beds and en-suite shower rooms, while an ash staircase leads up to a light, open-plan kitchen and dining room with two electric ovens, an induction hob, dishwasher, fridge/freezer, microwave, coffee machine, slow cooker and airfryer. A separate utility room houses the washing machine and tumble dryer, and there is a WC on this level plus a Juliette balcony. The dining table seats up to ten, and the adjoining lounge has three sofas, a Smart TV and a wood burner with the first basket of logs included.

Two further bedrooms are on the second floor: a master with a dressing room and en-suite bathroom with shower over bath, and a second bedroom with a zip-and-link super-king bed and en-suite shower room, plus an additional WC on this floor. A fifth bedroom is reached via its own external lockable door and has a king-size bed and en-suite shower room, giving one party some separation from the rest of the house.

Outside, patio doors from the kitchen open onto an enclosed garden with a private covered hot tub, outdoor games, a charcoal barbecue and patio furniture for dining outdoors. Parking is provided for five cars with a 22kW electric vehicle charging point on site, along with lockable storage for bikes and surfboards. A travel cot and highchair are available on request. Up to three dogs are welcome, with additional charges possibly applying, and internet access is provided throughout.
