Number 17

Number 17 is a three-bedroom cottage on the banks of the East Lyn River in Lynmouth, sleeping five across two upper floors. The village centre is around 300 metres away on foot, with shops, tea rooms, restaurants and pubs all within easy reach. A residents parking permit for one on-street space is provided.

A living room with an open fire makes the cottage well suited to the cooler months. The kitchen at the rear is equipped with an electric double oven, hob, microwave, fridge, freezer and dishwasher, and the dining table seats six. Bedrooms are arranged across two floors: a spacious double on the first floor overlooks the river and has an en-suite shower room with WC; the adjacent twin room has access to a second shared shower room with WC. The single room on the second floor has sloping ceilings and views of the surrounding woodland, reached by steep stairs.

Two separate courtyards provide outdoor space. The small front courtyard has seating and faces the river, while the rear courtyard backs onto a sheer rockface and contains a utility area with a washing machine, extra fridge-freezer and a dedicated space for cleaning muddy dogs and boots. Up to two dogs are welcome, though additional charges may apply. Families are well catered for with a travel cot, highchair, stairgate and baby bath available.

Mobile signal is variable. The Exmoor National Park surrounds the village with an extensive network of coastal and countryside walking routes, and the sandy beaches at Woolacombe and Croyde are around 20 miles away.
