This substantial property near Newton Abbot sleeps up to 10 across five bedrooms, making it suited to large family gatherings or multiple households sharing. The layout offers one super-king room, one king room and three king-size zip-and-link rooms that can be converted to twins if requested in advance, giving flexibility for children or additional guests. Four of the five bedrooms have en-suite shower rooms with WC, the fifth has an en-suite bathroom with shower, bath and WC, and there is a separate WC on the ground floor.

Indoor leisure space is a strong feature here, with a heated indoor swimming pool that includes a waterproof television, alongside a sauna room; children should not be left unattended in either. A cinema room, pool table, arcade games and an Xbox Series X add further options for evenings in, and a gym is available for guests to use responsibly. Eight Smart TVs are distributed through the property, including one in each bedroom and a waterproof set by the pool, with a Sonos Bluetooth sound system and 1GB superfast wifi throughout.

Outside, the enclosed and multi-tiered garden combines patio, lawn and decking with outdoor dining furniture, a BBQ grill, a sunken hot tub and a table tennis table, plus a children's climbing wall. The hot tub switches off automatically between 10.30pm and 8am in line with the quiet hours observed in this residential area, and overall quiet hours run from 11pm to 7am. CCTV covers the front drive and side steps. Private parking is available for three cars, and a shop and pub are around a mile away.

The kitchen is equipped with an electric double oven, hob, fridge/freezer, microwave, coffee machine, wine cooler and dishwasher, while a separate utility room holds a washing machine and tumble dryer. A wood burner comes with a first basket of logs included, and a cot and highchair are provided for younger guests. Up to three dogs can stay, with additional charges applying. Arrival is from 4pm and departure before 10am, and group bookings may be checked to confirm the stay is for holiday purposes.
