Otter's Holt

Otter's Holt sits on a working farm across 38 acres of riverside meadows and woodland near Lower Washfield. The property is attached to the owner's 15th-century thatched cottage and sleeps four across two bedrooms. Villages such as Bickleigh, with the River Exe running through it, are within easy reach, as is Tiverton's canal with boat hire. Exeter city centre is a short drive for shopping and restaurants. The area's distinctive red soil makes for scenic walking territory.

The ground-floor entrance hall leads into an open-plan lounge and dining area with a wood burner, Smart TV and comfy seating alongside a dining table. The kitchen is well equipped with an electric oven and hob, microwave, American-style fridge-freezer, dishwasher, washing machine, tumble dryer and DAB radio. A first basket of logs for the wood burner is included. Wi-Fi is provided but can be intermittent. The ground-floor bedroom has a super-king-size zip-and-link bed with the bathroom alongside. Upstairs, the second bedroom has the same bed configuration with an en-suite WC and sink. Low beams and sloping ceilings are part of the cottage's original character.

Outside, a large enclosed lawn with garden furniture and a charcoal BBQ is set up for alfresco dining. The banks of the River Exe are around 100 yards from the garden, suitable for dog walks and riverside exploration. Please note the water is deep and can be fast flowing. Private off-road parking takes two cars. Three dogs are welcome, though additional charges may apply. The nearest pub is 3 miles away and the nearest shop 4 miles. Electric, wood chip fired central and underfloor heating are included in the price. A highchair is available on request.
